This is the first and most important question to ask because most dissatisfaction involves low-bid undercapitalized contractors. If the contrator is not permanently established, how can you be confident he will complete the work?
How can you be confident that he will be around when you need a warranty call?
What do you do if the project is poorly done and you are financially harmed and the contractor is nowhere to be found?
These are the most important reasons why you want to make sure your contractor is permanently established in your area.
Is the contractor properly licensed?
Over 7,000 complaints are filed annually with the AZ Registrar of Contractors against unlicensed contractors.
The complainant’s recourse? Almost nothing. Licensed contractors face penalties and stiff fines if they do not meet workmanship standards, while unlicensed contractors do not have the same requirements and the homeowners don't have the same protections.
Payne & Sons is a licensed commercial and residential roofing contractor. Check out our licenses below.
Does the contractor carry insurance coverage and is the coverage adequate?
Insufficient or non-existent insurance coverage puts you as a homeowner at great risk. Be sure to ask for worker’s compensation, general liability, and completed operations coverage and make sure that the coverages are high enough for the work being done.
Payne & Sons has $500,000 worker’s compensation coverage and $1,000,000 general liability and completed operations coverage. View our insurance information for both general liability and worker's compensation below.
According to the Registrar of Contractors, 90% of contracting businesses fail within the first 5 years. Payne & Sons has been in business for over 20 years, and in roofing for over 10. A company that is not in business cannot honor their warranty.
What is the contractor’s track record for handling complaints?
Open or unresolved complaints are a good sign that you may have trouble down the road. Look for contractors with few complaints, and ensure those complaints have been resolved. Payne & Sons has had few complaints, especially considering we have done thousands of jobs.
What is the contractor’s workmanship warranty?
Carefully review all warranties you receive from contractors. In the State of Arizona, all roofing contractors are required to provide a minimum 2 year warranty on all jobs performed, unless agreed in writing to a lesser time by the client. If the warranty is less than two years, it is probably a good sign that the contractor is using inferior materials or he will not stand by his warranty.
Is the contractor a member of a local trade or consumer watchdog organization?
Many quality contractors voluntarily join themselves with local trade or consumer watchdog organizations, like the BBB. Why do they do this? Because those contractors cater to customers that value a positive experience first, and price, second.
The contractors also know that fly-by-night and other low-quality contractors will not qualify for these organizations. Look up your roofing contractor in the local BBB or roofing contractor association (In Arizona, it is the Arizona Roofing Contractor Association). Ensure they are in good standing and have few complaints.
